You’re sitting on a goldmine. Most loan officers never dig.
You have something most businesses would kill for: a list. Every borrower you’ve ever closed, every pre-approval, every referral. Hundreds of people who trusted you with the biggest debt of their life. They’ll refinance. They’ll buy again. They’ll tap equity and send friends your way. Two of every three. The lender who closed their loan went quiet for three years, so when rates moved, the borrower opened Google instead of an email. And the inbox is where this is won: email returns $36 for every $1 spent (Litmus), and Brevo’s 2026 benchmark shows the top senders pulling 44% opens and 5.22% clicks against a 21% and 2.3% average. Same inboxes, double the attention. The difference is sending something people actually want.

Say you’ve closed 1,000 loans. Every time rates drop, a wave of those borrowers starts shopping. Some want a lower payment, some want cash out, some are ready for the next house, and nearly all of them know a friend or coworker about to do the same thing. Each funded loan is worth thousands in commission, so a handful of callbacks pays for years of newsletters. The only question is who gets the call. The loan officer who showed up in their inbox every month is a name. The one who went silent is a search result, and last quarter two of every three refis went to somebody new. Every quiet month, more of that money walks.

02 · Why the goldmine stays buried
The two ways loan officers waste the list
They never email it, or they blast it: the automated happy-birthday, the “rates are moving, call me,” the market update nobody asked for. The blast can be worse than the silence. A rate pitch from a lender they haven’t heard from in three years reads like a sales call, and it gets archived like one. Every empty email trains your list to ignore the next one.
The fix is something they actually want to open
Picture a publication people look forward to. Local events worth knowing about. Homeowner money moves in plain English. The new restaurant, what’s going on around town this month, woven together with the occasional rate note and a reason to hit reply. Value first, ask second.
