How to get your real estate business found on ChatGPT

By Nicholas Ferrante, Founder of VyneUpdated June 30, 20268 min read

To get found on ChatGPT, get your website indexed by Bing, then publish clear pages that answer the exact questions buyers and sellers ask, with local detail and named sources. ChatGPT pulls live results through Bing and quotes the pages that answer a question best, not the ones that simply rank.

Why does showing up on ChatGPT matter for real estate?

Buyers and sellers have started asking ChatGPT the questions they used to type into Google. "Who is a good listing agent in my town?" "Is it a buyer's or seller's market right now?" "What should I fix before I sell?" The audience is enormous and growing fast.

ChatGPT reached 900 million weekly active users in February 2026, more than double the 400 million a year earlier, and crossed 1 billion monthly active app users by June 2026, the fastest app in history to hit that mark. (TechCrunch, 2026; Demandsage, 2026)

When someone asks ChatGPT for an agent recommendation and your name comes back with a link, that is a warm lead who already trusts the answer. When a competitor's name comes back instead, you never knew the conversation happened. That is the new front door, and most agents have not noticed it opened.

How does ChatGPT actually find and recommend a business?

This is the part most people get wrong. ChatGPT does not browse Google. When it searches the live web, it queries the Microsoft Bing index, and a separate crawler called ChatGPT-User fetches the actual pages it wants to read.

Every URL ChatGPT considers for a citation is first discovered through Bing. If Bing has not indexed your page, ChatGPT cannot find it. In testing, it scans the top 20 to 30 results and picks sources on its own criteria, so Bing's exact ranking is a weak predictor of what gets cited. (Yoast, 2025; TSEG, 2026)

The practical takeaway is simple. Ranking number one is not the goal. Being indexed, readable, and clearly the best answer to the question is the goal. ChatGPT rewards the page that says the most useful, specific thing about what the person actually asked.

How do you get your real estate site into ChatGPT's answers?

Three layers, in order. Skip the first and the rest does not matter.

Get indexed by Bing first

Verify your site in Bing Webmaster Tools, submit your sitemap, and turn on IndexNow so new pages get crawled within days instead of weeks. Most agents have spent years thinking only about Google and have never confirmed they exist in Bing at all. If you take one action from this guide, make it this one. A great website that Bing has never seen is invisible to ChatGPT, full stop. A solid real estate agent website built to be crawled cleanly gets you in the index without a fight.

Write pages that answer real buyer and seller questions

ChatGPT quotes self-contained passages. Build pages around the literal questions people ask: "what is my home worth in [town]," "how long do homes take to sell here," "what are closing costs in New York." Answer each in a tight paragraph a model can lift cleanly, then add the local proof: a price, a timeline, a neighborhood name. Generic copy gets skipped. Specific, sourced, locally grounded copy gets cited. This is the same writing style that wins generative engine optimization, and it doubles as content people genuinely want to read.

Build the authority signals ChatGPT trusts

Because ChatGPT leans on Bing's view of the web, it favors sources that look credible: a consistent name, address, and phone across directories, real reviews, and your business mentioned on pages other than your own. Keep your Google Business Profile and Bing Places listing accurate and matching, earn reviews steadily, and get named in local roundups and your own newsletter. Each consistent mention is another signal that you are the real, trustworthy answer when someone asks for an agent in your area.

What should an agent do this month?

You do not need a rebuild to start. You need the right four moves in the right order.

  • Verify your site in Bing Webmaster Tools and submit your sitemap today.
  • Publish or rewrite three pages as direct answers to the questions your clients actually ask, with local numbers and named sources.
  • Make your name, address, and phone identical on your site, Google Business Profile, and Bing Places.
  • Ask ChatGPT the questions a local client would ask and see who it names. That is your scoreboard.

Do this and you stop guessing. You can watch your own visibility move, and you will be in the answer while most agents in your market still think AI search is something to deal with later.

Will optimizing for ChatGPT hurt my Google ranking?

No, and that is the best part. The work that gets you cited by ChatGPT is the same work that strengthens you on Google: clean indexing, fast pages, content that answers real questions, consistent business listings, and genuine reviews. You are not building two separate strategies that fight each other. You are building one strong foundation that pays off across every place a buyer or seller looks for you. The only ChatGPT-specific addition is making sure you are verified and indexed in Bing, which most agents skip and which takes an afternoon. Everything else compounds. A page written to be the clearest answer to a question is the page Google ranks, the page ChatGPT quotes, and the page a human reads and decides to call you. One effort, three payoffs, which is exactly how a small team should spend its time.
